Necessary Documents for FHA Loans

Your ability to receive an FHA loan completely depends on the documentation you are able to provide. To avoid complication, prepare all of the items listed below before your initial loan application. Print the following list and use it as a guide, so that you do not miss any vital pieces of documentation.

Employment Information

  • Tax returns from the previous two years
  • W-2's, 1099's, or other income tax documents from the previous two years
  • Pay stubs received within the last month
  • Those that are self-employed will need the previous three years' tax returns and YTD Profit & Loss Statements

Savings Information

  • Complete bank statements from the previous three months
  • Most recent statement from retirement, 401k, mutual funds, money market, stocks, etc.

Credit Information

  • Most recent bill statements. Must include minimum payments and account numbers
  • Twelve months' cancelled rent checks or the name, telephone number, and address of your landlord
  • Those that do not have credit will need to provide copies of their most recent utility bills
  • Complete copies of any bankruptcy or discharge papers
  • Those that co-signed for a mortgage, car, or credit card must provide copies of both sides of the past twelve months' cancelled checks

Personal Information

  • A copy of your Drivers License
  • A copy of your Social Security card
  • If applicable, a complete copy of divorce, palimony, and/or alimony paper
  • If applicable, a copy of a Green Card or work permit
  • If applicable, documentation of other homes that you own

Owners of Rental Properties or Those Refinancing

  • Copy of Note & Deed from current loan
  • Copy of property tax bill
  • Copy of Hazard Insurance policy
  • Copy of payment coupon for current mortgage
  • For multi-unit properties, enclose copies of rental agreements
